Most new condos in Toronto are built with ensuite laundry in each suite. Some older condos may have common area laundry rooms for residents only, but they represent a small portion of buildings in the city.

What are my options for parking in a Toronto condo rental?

Suites with parking included within the rent typically fetch a $100-$150 premium over similar suites without parking. If the suite comes with parking and you do not need it, you may be able to rent out the spot. If you need a parking spot but it is not included within the rent, you may be able to rent one separately from another Landlord in the same building at an additional cost.

How do I pay rent each month for a Toronto condo rental?

Upon a successful Agreement to Lease, the Tenant is required to provide a certified cheque equalling 2 months rent, due within 24 hours of acceptance. This deposit secures the lease agreement and applies to the first and last month of the lease term. On move-in day, the remaining 10 post-dated personal cheques are handed to the Landlord in exchange for the suite keys.

Many condos have restrictions on the size and quantity of companion animals. Landlords are not legally allowed to discriminate against pet owners, however there is no way to force a Landlord to accept you as their Tenant.

Landlords often request non-smoker Tenants due to the smell that smoking indoors can cause. It is illegal to discriminate against smokers, however there is no way to force a Landlord to accept you as their Tenant.

All condo facilities are accessible to Tenants when the lease term has begun. Smaller and older condos typically do not have pools or modern gym equipment. Larger and newer condos tend to have more to offer.

Typically painting and minor decorations are permitted, however it would be prudent to inform your Landlord when doing so. Dark colours may be rejected as they make repainting more difficult.

Since the first and last month's rent is paid up in advance as the deposit, there are 10 remaining months left in the lease term. These are paid by post-dated cheques when picking up the keys.
